We came down the hill from Show Low AZ..  Back into the valley heat. We Bought a project. This one is different from all others we have tackled. We wanted to complete the deal since we were only 200 miles away.. Then back on the road trip.

We are located in a RV park on west side of Phoenix.  Mostly park model trailer homes and some seasonal RV spots like our toy hauler is in.

Residents come and go here since older folks get sick, die , cant travel anymore. So units come up for sale often.

We bought a 1986 Cavco Fleetwood Park model trailer. Its like a time capsule.  Very few up dates to the unit since new. Because of that the lady could not sell it quickly. Suddenly she dropped the price by 8k to blow it out and here we are now. This will be our winter home in AZ.

The unit is not run down and trashed. It is just old, everything works. Heat Pump is 1 year old. The kitchen needs a full rehab... I read Ikea cabinets are popular to use. You have to watch depths and heights for the Manufactured homes.

I have one car with A/C! Oh man, ah.  8) Happy. Took the GT to the closest place then hoofed it to some breakfast and as I approached the shop door on my return, they called to say fixed. Said it held vacuum. Well, I'll be.  :?  It works!  :-o  Looks like the spare car will be getting a dose of more frequent usage. Their fee seemed quite reasonable for the thrill.  :)

I had blank page syndrome so just made some lines and ended up with that in a couple fun hours. :)

What am I doing today? Finally figuring out how to get online for the first time in months! Thanks to Frank for providing me with feedback. Honestly I don't know what happened or how I fixed it either one. In the end I just whitelisted roddingroundtable.com in every place I could find within my antivirus and Chrome. After that the forum software would send me a password reset link. Execute the link and here I am. I kept lurking but really missed the ability to chime in from time to time.

So we spent 1.3 hours in the MVD for this manufactured home title.  In AZ you have a title for the Manufactured home just like a car.  BUT: the lady at MVD has entered the information into the system and then the Mobile Home Support group checks the paperwork and issue a title if all looks good. That part is different from the car title.

It was her "first" manufactured home title transfer so she had to ask her "supervisor" several questions. It only seemed like 3 hours there. The lady asked what model the unit was since there was no name listed.  Being a smart a** I said Mustang GT ? My wife spoke up that all the info we had was on the current title and we had never bought a manufactured home before. The lady had a sense of humor and understood I was being a smart a** ..

The previous owner has left many unneeded items in the trailer that we must clean out. Her health has gone down hill , so a quick exit happened for her. Its sad , yet it happens.  It gets me thinking about my end and how that will go.

its interesting reading all the regulations and rules for this place. It may be worse than a HOA... We own the MH , yet are not allowed to remove it from the RV park. The park corporate  Encore has first right to refuse to purchase the unit if the intent is to remove the MH from the park. Encore must match the agreed on price tho , to keep the MH in the park.  There is no hitch or wheels on the manufactured home.. that stuff was removed long ago.

Boring stuff I know.  Its all new to us.

welcome back Jaybee . I have been a next to lurker for the past 2 months as well as I was out of town and had limited access to internet and did not have much time for responding to posts . I got no car stuff done this summer and did not get the chance to even attend any car shows . My local drag strip has an event I want to attend in September as it will be 40 years since my first pass down the track that weekend . I would like to mark that anniversary by entering the race . I entered my first race in a 65 Mustang fastback. I will try to get my 65 Mercury 1/2 ton ready to enter this time .

Tony, one of my friends bought a park model in south Texas earlier this year. I had him explain the story so if I decide that's for me on down the road I would have a basic understanding of what was involved. I think most parks are looking for regular rental income so they have similar rules. I think I would do that better than an rv but never having done either, I'm clueless. :)

I am with you on this.  A big learning curve. We have never done a long term RV deal. The movement of the RV as you walk thru it is something I am not adjusting to well.

The Toy hauler has 6 point hyd leveling, plus 4 tires. It wiggles more than I like. I bought 2 additional heavy duty jack stands for under the frame at the front. Did not help. I am looking for a tripod stabilizer for the hitch pin.  Due to materials shortages (covid) the heavy duty tripod I want has been back ordered for months. Reviews and friends tell me the tripod only helps a little bit.

The park model trailer, I will mention this: Not much in the park model relates to house fixture sizes. Especially the bathroom sizes. Showers and tubs are all shorter or narrower. I am still reading , checking and learning that stuff. The kitchen stove is full size and cabinet sizes are standard . My wife has all these "ideas"  and I am suppose to make it happen. LOL

I am giving up on the brakes on my 54 Chevy.  After 2 years and hundreds of hours of work, I can not get them to work well enough to satisfy me.  I have replaced some of the components more than once, everything in the system is nearly new or new,  I have bleed them with every type of bleeding mechanism.  It is going to a friends street rod shop.  I am missing something and it needs another set of eyes and hands to work on it now.  I gave it a good fight. :?

As a side note, my internet service is not working and has been intermitant since this spring.  I am using a cell phone hot spot and my time spent on the internet is limited.

I bought new rear brakes this week and replaced everything.  Here is what one of the new drums looked like when it came out of the box.  Hopsing must have had a bad day.

That ^^^ had to make a good gong sound. And if the chunk wasn't in the box... yeah hoping can stay in the kitchen

Lived next to Dallas, went into an AZ for a 70 Skylark rear drum once... mid-1990s. Put it on, try it out. No way jose, es huevo. Take it back, ask them to turn it. Nearly toppled their lathe on the first rev. Drums have a hard life in a box, apparently. :?

Today I stood on a stack of tires / wheel and helped out the saggy kinked rain gutter on the house. Cleaned that up, and some siding with car wash bucket and sponge mop. That'll have to do, and I'll not feel as negligent every time I pull in the driveway and see ugly. Tried but failed to arrange getting recalls done on the front drivers. That A\C fix earlier in the week did not hold.  :(

But, speaking of a good better-pack-a-lunch fight I saw one of my favorite fake ones yesterday. Big John Cannon as a pirate vs Dan'l Boone plus that Matt Clark guy from Stories of the Century:

Headed to test and tune tonight.  I am hoping for just a little bit faster, but I think that is what everyone thinks when they head to the dragstrip.

Good luck John.

I mowed the grass today, 2 1/2 acres in 90 minutes, best I've ever done. Then went out to the shop and worked on my winch bracket for my big trailer. 96 degrees here today with 78% humidity. I had to wring out my sweat band about once an hour.
